The Concept

POTENTIAL DEVELOPMENT PLAT MAP

This concept plan was prepared to show the potential of the site for a future housing development. 

The concept is based on rezoning the property to R-9,500 SF lot minimums which is consistent with the guided land use in the city's future land use plan. Depending on the final plan, the development should yield 50 or more lots with many premium bluff lots. 

The required building front yard setbacks in the R1-9.5 zoning district are 30 feet, rear yard setback is 20 feet, and side yard is a minimum of 5 feet on one side with a total of 15 feet for both sides (for example, 5 feet/10 feet or 7.5 per side). Required width at the ROW line is 70 feet and the minimum depth is 10 feet.

Calculations will need to be done to determine if the location of the proposed stormwater pond is appropriate or if the size is sufficient to meet the site’s needs.

The current plan is for the existing home to be retained by the seller which shall have access off Dell Road. 

The southern lots as shown on the concept plan are currently not accessible to public utilities however the city has plans to bring public utilities to the area in the future. There are additional considerations that need further due diligence in regard to the potential of these lots.

The city is in the feasibility phase for a Dell Road reconstruction project which will widen the road to 32', including paving, curbs, and gutters, and add a walkway on the west side. 

There are several factors that could alter the site configuration once additional details are obtained through a formal development review process. This may include but is not limited to:

  • Ecologically significant areas
  • Shoreland Areas
  • Steep slopes and bluffs
  • Culturally significant/archeological resources
  • Historic nature of the existing house (the house was inventoried several years ago as a potential historic site, but there is no official designation at this time)
  • Lot size and depth
  • Final Dell Road design

This concept or any concept is subject to full development review and approval by the city of Eden Prairie.
